GENERAL HOME INSPECTION: All mechanical and All structural
Our general home inspection covers the five basic mechanical and structural components of a house: foundation, structure (walls, roof covering materials and roof structure), mechanical equipment, plumbing and electricity.
Our service includes digital foundation elevation measurements, infrared scan, and drone service if needed.
Valued added to your inspection: exterior fence, decking, and sprinkler system if present.
Service Descriptions
INFRARED IMAGING: We use a thermal camera to look for possible moisture problems, water penetration, and home energy concerns. If moisture is suspected, we use a Pin Type Moisture Meter to get accurate moisture readings.
DIGITAL ELEVATION MEASUREMENTS: We use a digital level to take elevation measurements to see if the foundation is leveled. Then we analyze other factors, such as cracks on walls and ceilings, and doors that don’t close to conclude whether or not any distress patterns may warn further investigation and/or repair.
ROOF INSPECTION: We climb on the roof looking for signs of deterioration and possible water penetration. For those roofs that are too tall or too sloped, we use drones to conduct the inspection; we are all drone certified. We also inspect the roof framing and decking from inside the attic looking for structural problems and signs of previous or active water leaks.
DETAILED INSPECTION REPORT: Our inspection report follows the standards of practice mandated by the Texas Real Estate Commission (TREC). We take many good size COLORFUL PICTURES and we explain any deficiencies with graphics, comments, important information, and recommendations of all the items that deserve immediate or future attention. A summary of deficiencies can be found at the end of the report.
Our clients receive two versions of the report, a PDF and a digital HTML version. The HTML allows the creation of a repair request list based on the deficiencies that the client's agent can use during the negotiation.
